A Buyer’s Guide to Choosing Your Dream Plot

Thinking of reserving a new build plot? When buying a new-build home, it’s easy to get caught up in glossy brochures, show homes, and floorplans, but the plot itself plays a crucial role. The position and orientation of your plot can impact everything from natural light and privacy to garden space, energy efficiency, and even future resale value. This guide walks you through what to consider when choosing the perfect new-build plot.

1. Orientation: Sunlight and Natural Light

  • South-facing gardens typically get the most sunlight - great for gardening or entertaining but you can loose the sun too early in the evening.
  • East-facing homes get morning sun; west-facing get evening sun and sunset views.
  • North-facing gardens can be darker and feel colder in winter months.
  • My favourite South-West orientation ensures midday sun and long summer evenings

Tip: Visit the plot at different times of day with a compass to see how much sun it actually gets.

2. Privacy and Overlooking Windows

  • Check if neighbouring plots have direct views into your garden or windows.
  • Avoid plots with balconies or upper-floor windows overlooking your home.
  • Corner plots sometimes offer more space but can come with less privacy.

3. Proximity to Main Roads or Site Entrances

  • Plots near busy roads, roundabouts or the main estate entrance can be noisy and less private.
  • Choosing a plot near the site entrance may mean more traffic and less security.
  • Plots at the end of quiet cul-de-sacs tend to be more peaceful and desirable.

4. Future Development

  • Ask what’s planned around your plot. That empty field may soon become a block of flats.
  • Check the site map for garages, bin stores or communal paths that may border your property.
  • Review the developer’s full masterplan for the entire estate.

5. Size and Shape of the Plot

  • Not all plots are equal. Some have sloped gardens, odd shapes, or shared driveways.
  • Corner or irregular plots may offer more land - but watch for awkward layouts or reduced usable space.
  • A generous front, back or side garden may give you room to expand in future.

6. Drainage, Manholes and Access

  • Look for signs of manholes or inspection covers in the garden - these may need access later.
  • Ensure drainage routes and water run-off don’t slope toward your property.
  • Avoid plots at the lowest point of a site - they’re more prone to water pooling.

7. Parking and Garages

  • Check how many cars the plots driveway can accommodate.
  • Many garages aren’t full size, check as some may not even fit a standard modern SUV.
  • if possible - Avoid tandem parking (one car behind another) - it’s inconvenient long-term.

8. Nearby Infrastructure and Services

  • Is your plot near electric substations, pumping stations or bin collection points? These can be noisy and may affect resale.
  • Ask if any easements or service routes run through your land.
  • Check if you plot is near 'social" housing, not all occupants look after their homes like you do.

9. Developer-Specific Factors

  • Ask if your plot is used for site access during construction - this can delay completion.
  • Check if there are incentives for less popular plots (but know why they’re discounted).
  • Confirm the completion timeline - ex show homes or later phase plots will delay completion by months or even years.

A well-chosen new build plot enhances your lifestyle, comfort, and resale value. Don’t settle for “what’s left” – ask questions, visit multiple times, and compare options.
