What is a snagging survey?

A snagging survey checks your new-build home for defects the developer should fix before they become bigger problems.  Most issues are cosmetic – paint splashes, scratched glass, loose fittings – but some reveal deeper faults like poor insulation or leaks.

How much does a snagging survey cost?

Snag List Pro offers professional snagging surveys from £300 to £600, depending on your property’s size and its location.

Location adjustments may apply for homes in Central and around London or properties over 50 miles from our offices.

Why should I get a snagging survey?

Just because a home is new doesn’t mean it’s perfect.  Even brand-new properties can have faults – from poorly fitted doors and uneven floors to missing insulation or plumbing issues. 

With tight construction deadlines and multiple trades involved, mistakes are easy to miss.

A snagging survey highlights these issues early on, so they can be resolved by the developer before you move in or before your warranty period ends. 

Without it, you could end up paying for repairs that should’ve been covered.

Can I do a snagging survey myself?

You can do a snagging survey yourself – but we don’t recommend it.

You might notice obvious issues like chipped paint or loose handles. However, many hidden defects require trained eyes to detect.

How long does a snagging survey take?

It depends on the size and layout of the property – but most snagging surveys take between 3 to 4 hours.

For one-bedroom flats or apartments, we typically finish in about 2 hours. Larger homes, like detached houses or townhouses, may take longer.

At Snag List Pro, we inspect only one property per day to ensure you receive our full attention.  Our goal is a thorough, detailed assessment – from roofline to skirting board – so you get the home you paid for.

Your report is delivered within 48 hours and includes:

  • A clear, easy-to-read PDF report to pass directly to your developer

Will the developer fix all the issues found?

In most cases, yes – developers are responsible for fixing defects covered under your new build warranty, especially if they’re reported within the first two years.

Once we’ve completed your snagging survey, you’ll receive a clear, itemised report that you can pass straight to your site manager or customer care team.  Developers are often more responsive when issues are presented professionally – with supporting photos, videos, and clear descriptions.

That said, not all issues are guaranteed to be accepted.  Some developers may push back on cosmetic snags or try to delay.  That’s why our detailed reporting, clear evidence, and support can make a real difference in getting your issues resolved.

Can I have a snagging survey done after moving in?

Yes – and it’s often a smart choice.

You can absolutely book a snagging survey after moving in. In fact, many homeowners do.  Most developers must fix issues reported within the first two years under your new-build warranty – including NHBC, Premier Guarantee, LABC, and others.

Some snags only appear after you’ve lived in the home – like heating issues, poor drainage, or doors sticking as materials settle.

At Snag List Pro, we carry out post-completion snagging surveys all the time.  We provide a clear, developer-ready report with annotated photos and video – making it easy to get the issues fixed properly.

Is a snagging survey necessary if my home has a warranty?

Yes – a warranty doesn’t replace the need for a snagging survey.

Most new-build warranties, such as those from NHBC, Premier Guarantee, or LABC, cover structural defects and workmanship issues for the first 2-10 years. But they rely on you spotting and reporting problems early – and most don’t include a detailed inspection of your property at the point of handover.

That’s where a snagging survey comes in.

It’s a professional, top-to-bottom check of your new home – identifying everything from minor cosmetic defects to serious workmanship issues the developer may have missed. With our detailed report in hand, you’ll have the clear evidence needed to get these snags sorted – before they turn into costly problems down the line.

What is a pre-completion snagging inspection?

A pre-completion snagging inspection is carried out before you complete the purchase of your new-build home – typically around 10 days before legal completion, often shortly after your developer’s home demonstration.

Thanks to recent updates in the New Homes Quality Code (NHQC), many developers now allow buyers to arrange independent inspections at this stage. It’s a valuable opportunity to flag any visible issues early and begin discussions about remedial works before you move in.

At Snag List Pro, we’ll visit once your developer confirms the home is ready and carry out a comprehensive inspection checking everything from finishes, windows, and brickwork to heating systems and roofing. You’ll receive a detailed report within 48 hours, complete with annotated photos and video footage, ready to send directly to your developer.

A few things to keep in mind:
While pre-completion inspections are a great early step, in most cases, remedial work is still completed after legal handover. Some developers also limit time on site (sometimes to just an hour or two), and access to areas like loft spaces or drone use may not always be permitted.

Where possible, we recommend a full post-completion snagging inspection. You’ll benefit from unrestricted access, more time on-site, and better leverage with your developer all while remaining protected by your NHBC or equivalent warranty.

We’re always happy to advise on the best timing based on your build stage and your developer’s policy.

What’s the difference between pre-completion & post-completion inspection?

The main difference is when the inspection takes place – and what access it allows.

A pre-completion snagging survey is carried out before you legally complete on your new-build home, typically around 7–10 days before handover. It’s a chance to identify visible snags early and share them with your developer in time for potential rectification before move-in. However, time on-site is often limited, and developers may restrict access to key areas like lofts, under baths, soil stacks or external inspections (e.g. drone use).

A post-completion snagging survey takes place after you’ve received the keys. At this point, you’re legally the homeowner and have full access to the property – which allows for a much more thorough inspection. We can spend as long as needed at your home, to check every detail without restriction.

At Snag List Pro, we’re happy to support both options but in our experience, post-completion surveys offer the most complete and effective results.
